If a transaction takes substantially longer than 12 weeks to complete then this may be an indication that we have had to spend a lot more time on the transaction and we reserve the right to make an additional charges based on this firm’s hourly rate of £240 per hour plus VAT.
- no indemnity policies are required. Additional disbursements may apply if indemnity policies are required.

How much will Searches cost
The following standard searches will approximately cost £250.00 plus VAT.
- Personal Local Authority Search – checks local planning issues, local road and rail schemes, whether the road is adopted etc.
- Water authority search – confirm that the property is on mains water, is connected to drainage etc.
- Environmental search – checks a wide range of environmental factors such as local contaminated land.
- Planning Search – checks any new planning development surrounding the vicinity.
- Chancel Search – search performed on a property during the conveyancing process that will inform a potential buyer if the property is subject to chancel repair liability.
Depending on the results of the above searches, and the location of the property, we may carry out further searches such as more detailed flood risk searches. Some areas may require area-specific searches such as radon or mining search.
VAT
VAT will be charged at the current prevailing rate which at present is 20%.

Buying a Leasehold Property

Anticipated disbursements for a leasehold sale include the management pack. This fee is set by the managing agent/freeholder and can cost up to £600.00 plus vat.
In residential leasehold transactions, a retention is sometimes necessary. It is part of the purchase money which is held back on completion and retained by one of the party’s solicitors until some further action is completed. When such retentions are held, there will be a clear agreement between us the buyer’s solicitors. Such work falls foul of our fixed fee arrangement. We therefore charge an additional £150.00 plus VAT to agree and negotiate the retention and a further £150.00 plus VAT if we are to hold the retention in our account for you.
